With only approximately 51 percent of Sedona, Arizona being privately owned, real estate is valuable and not taken for granted. The other percentage of land is owned by the Coconino National Forest. Located across the boundaries of the counties, Coconino and Yavapai, it is approximately 120 miles north of Phoenix and only 30 miles south of Flagstaff. In the third quarter, the median price for homes was $525,000, up over 31 percent from September of 2004. The current median of land is $370,000, which increased in price by 76 percent from a year ago. The inventory of property remains steady and if you are searching for land to build on or an existing home, there are plenty of homes on the market to choose from, although a variety of homes are in the luxury market category and priced over a million dollars.

The options for the new resident include buying land and building their dream home or buying an already existing home. Of course, condos are also available in Sedona. The homes generally are diverse and while some homes fit into the luxury market, the market is varied so a new home owner will have many choices when it comes to the price and style of the home. Regardless of how certain homes have appreciated quickly, Sedona still, in fact, remains an affordable option when choosing your destination, whether for a year round home or as a second home.

With mild weather year round, it is no wonder that Sedona has increased in population throughout the years.
